Drayton Place/Kernan Chase HOA

Annual Meeting

Date:  Thursday, June 29, 2006

Time:  7 to 9pm

Location:  Victory Lutheran Church

Address:  4651 Kernan Blvd

Our annual meeting is quickly approaching, so please make a note on your calendar to attend.  The meeting will be held at Victory Lutheran Church on Kernan Blvd, just south of the Drayton Place entrance.

Elections for Board of Directors

During our annual meeting, homeowners will elect a new Board of Directors for the coming year.  The current board has been successful in improving the neighborhood by enforcing the covenants through the newly established Violations Committee; however, there is more work to be done.  Many of the current board members have served the association for two or more years, and do not wish to seek reelection.  Because of this, four seats need to be filled during the upcoming election.  All homeowners who would like to make a difference within the neighborhood, are welcome to nominate themselves at the upcoming annual meeting.

It is important that the association elects the minimum number of board members during the upcoming election.  Not doing so could result in the association having to seek the services of a commercial management company which would increase the association's annual expenses and could cause the annual association fee to increase.  For this reason, it is imperative that enough homeowners are elected to the board.

Due to the importance of this election, it is requested that every homeowner attend the annual meeting to ensure a successful election.  If you will be unable to attend, please fill out and return the enclosed proxy ballot no later than June 20, 2006.

Neighborhood Watch Program

A Jacksonville Sheriff's Office representative will make a presentation for our Neighborhood Watch program at the annual meeting.  The JSO will share valuable information with us to help maintain a safe and crime-free community.  The JSO will have handouts on tips to protect your home, and will be available to answer any questions concerning the  neighborhood watch program or local crime.

Recent Criminal Activity

Several crimes have occurred within the community during the past year.  Most of these crimes involved the destruction of mailboxes or the theft of items from vehicles and garages.  Unfortunately, many of the items stolen were out of unlocked cars and open garages.  It is important to help deter crime by taking some simple precautions.

1.  Ensure vehicle doors are locked at all times

2.  Do not leave valuables in vehicles overnight

3.  Close the garage door when not in use

4.  Do not keep a garage door opener in vehicles that are not parked in the garage

5.  Always lock outside doors, even when home

6.  Report any suspicious person, vehicle, or activity to the police immediately

If you have any questions or would like to help with this program, please contact the Neighborhood Watch coordinator by email at draytonplacehoa@yahoo.com.

Current Violations

Last month, the Violations Committee made an inspection of the community for covenant violations. As expected, spring had caught a lot of homeowners off guard and violation notifications were sent out to approximately 65 homeowners.  The majority of these violations were for yard care including dead grass, trees and plants, weeds, and disorderly flowerbeds. These homeowners were quick to correct the problems with their yard or to contact the violations committee for recommendations.  Hearings were held on May 25, 2006, at Victory Lutheran Church for homeowners who wished to discuss their violation with the violations committee.

If you have any questions or would like to become a member of the violations committee, contact the committee chairperson by email at dpkcvc@yahoo.com.
